Landlords who fail to address substandard housing conditions may now face fines of up to £7,000 starting this week. The penalties will target issues like dampness, mold, inadequate heating, electrical faults, fire risks, structural defects, and hazardous layouts.
Approximately 10% of privately rented properties are believed to have at least one of these safety concerns. These measures are part of the newly implemented Renters’ Rights Act, giving councils more authority to compel landlords to rectify serious hazards promptly and take legal action if needed.
Councils already possess the ability to enforce repairs within a specified timeframe and take delinquent landlords to court. In cases of immediate peril, they can undertake emergency repairs themselves and recover the expenses from the landlords.
Housing Secretary Steve Reed emphasized the importance of providing renters with safe and secure accommodations under the Renters’ Rights Act. The Act grants councils the power to levy fines on landlords for severe hazards such as damp and mold, ensuring that no family has to endure such living conditions.
Ben Twomey, Chief Executive of Generation Rent, praised the new enforcement powers, stating that renters should not have to tolerate health risks like mold and dampness. He emphasized the significance of councils actively penalizing negligent landlords to enhance the quality of rented accommodations.
Clara Collingwood, Director at the Renters’ Reform Coalition, highlighted the impact of substandard housing on renters’ health and well-being. She urged authorities to enforce the new regulations promptly to hold landlords accountable for maintaining safe living conditions. With enhanced rights and protections for tenants, she encouraged tenants to report any unsafe conditions without fear of eviction or retaliation.
